Each Full-Service project is typically comprised of five phases:

Depending on the nature of the project (new construction/new building, new construction/existing building, remodel, addition, etc.), its location, time schedule, etc., our scope of services may include any or all of the following phases. We also provide partial services (most commonly on out-of-state projects) for just the Preliminary Design and Design Development phases, with consultation available during the Construction Document phase.
#1 - Preliminary Design Phase:
Program Development:
Project Site Analysis of Building Conditions
Coordination of project team (Dental office floor plan designer, contractor, engineer, interior designer, equipment supplier, etc.)

Lease review and Tenant Improvements (T.I.'s) analysis
Visiting/reviewing similar projects

Project Site Analysis of Building Conditions:
Field measure all existing conditions and analyze space for structural and mechanical limitations:

Solar orientation
Exterior views
Handicap accessibility
Parking considerations
Plumbing service
Electrical service
Heating, ventilating, and air conditioning requirements (HVAC)
Access above the ceiling and below the floor
Waste and disposal services
Review existing or proposed building plans and specifications
Take on-site record photographs
Review special building problems and hidden structural elements with the building owner or his representative
Design Presentations
Includes scaled CAD (Computer-Aided Design) drawings showing the location of all major equipment, furnishings, cabinets, and storage, etc., so as to facilitate a complete understanding of the proposed scheme(s).
Design Modifications
Refining the Preliminary Design until the client is completely satisfied that maximum usage has been made of the project site.
#2 - Design Development Phase:
Reviewing the Preliminary Design with the interior designer to achieve a coordinated finished product.

Computer-generated three-dimensional perspectives of some of the critical areas of the office suite in order to enhance an early understanding of the finished project.

#3 - Construction Document Phase:
Architectural Plans
Demolition plan

Special carpentry and detailing (e.g., backing for x-rays, etc.)
Reflected Ceiling Plan

Ceiling and offsite height designations
Special carpentry for hanging fixtures (e.g., ceiling-mounted dental lights)
Mechanical system notes and exhaust fan specifications
Electrical Plan
Location of electrical panel and telephone board
General electric service for utility outlets
Dental equipment wiring specifications
X-ray wiring specifications
Dedicated circuits for computers and other equipment (as required)
Dental Junction Boxes and all equipment requiring electrical service (view boxes, refrigerators, etc.)
Location of computer outlets, telephone jacks, speaker volume controls, intercom units, etc.
Lighting Plan
Lighting schedule, including descriptions, manufacturer's stock numbers, and lamp specifications
Light fixture locations and switching design
Special lighting installation details
Coordinate required documentation for energy conservation
Plumbing Plan
Waste lines and venting (loop vent detail, etc.)
Water manifold and cold water lines to Dental Junction Boxes
Central high volume evacuation system
Compressed air system
Natural gas lines
Medical gas system (Nitrous Oxide (N2O), oxygen and nitrogen)
Location and specifications of all plumbing fixtures

#4 - Bidding Phase:
Selection of Bidders--general construction and cabinet-makers
Invitation to Bidder--separate documents for general contractors and cabinet-makers
Analysis of bids (RFI, RFP, and RFQ process )
Selection of General Contractor and his sub-contractors and Cabinet Maker
Agreement between Client and General Contractor
Construction schedule
#5 - Construction Phase
On-site observation of construction to help assure that the project as related in the Construction Documents is carried out by the general contractor and his sub-contractors in an effective and satisfactory fashion. These observations may include the following:
Pre-Construction Stage:
Final Job cost analysis
Final preliminary budget and budget evaluation
Create preliminary timeline
Submitting plans to the city and obtaining of construction permit
Construction Stage:
Permit issues
Preliminary construction meeting and review of the project
Conduct regular on-site meetings with client
Issuance of sub-agreements to subcontractors after verifying insurance coverage's and licenses
Strict monitoring of preliminary notices, subcontractor/supplier payments
Coordination and scheduling of city inspections and special inspections
Scheduling and coordination of equipment installation
Maintain quality control
Check the wall layout
Check the underground plumbing and electrical installation
Check the construction of the rough framed walls and review the locations of the plumbing and electrical services with the respective sub-contractors
Check the plumbing and electrical installation prior to closing access to the interior of the walls
Check the wall finishes and the ceiling installation
Check the cabinet installation in progress
Final job check (Punch List):
